Welcome to Kondalilla Eco Resort. These Terms and Conditions apply to all bookings, reservations, and guests staying at or visiting our property. By making a booking or entering the resort, you agree to comply with and be bound by these terms.

1. Bookings and Payment

• Reservations: All bookings made online via Newbook, via email, or over the phone require a valid credit card to secure the reservation.

• Payment: Full payment or deposit schedules will be outlined at the time of booking depending on the rate selected.

• Identification: A valid photo ID and the credit card used for the booking must be presented upon check-in if requested.

2. Cancellation and Amendments

• Cancellation policies vary depending on the specific rate, package, or season booked. Please refer to your booking confirmation for your exact cancellation window.

• Modifications to bookings are subject to availability and may incur additional charges or rate differences.

• No refunds or credits will be issued for early departures or unused portions of a booking.

3. Facilities & Amenities Disclaimer

The resort provides various recreational facilities for guest use. Please note the following specific conditions regarding these areas:

Playground & Heated Swimming Pool Availability Disclaimer

The children's playground and heated swimming pool are provided exclusively for the enjoyment of our guests. While we make every effort to keep these facilities available, access may occasionally be restricted due to adverse weather conditions, maintenance requirements, safety concerns, private functions, weddings, events, or exclusive-use bookings within the pool and surrounding recreation areas.

For the safety and enjoyment of all guests, Kondalilla Eco Resort & Restaurant reserves the right to temporarily close or restrict access to these facilities without prior notice when circumstances require.

No refunds, discounts, credits, or compensation will be provided in the event that the playground, swimming pool, or surrounding recreation areas are unavailable for part or all of your stay.

We appreciate your understanding and cooperation as we work to maintain a safe, enjoyable, and memorable experience for all guests.

Electric Vehicle (EV) Charging

Please note that Kondalilla Eco Resort does not have an electric vehicle (EV) charging station.

For the safety of our guests and to protect the resort's electrical infrastructure, charging electric vehicles using standard power outlets, extension leads, or power points located within guest accommodation or elsewhere on the property is not permitted.

Guests requiring EV charging facilities are encouraged to plan their journey accordingly and use one of the public charging stations available in the surrounding area before arriving or after departing the resort.

4. Guest Conduct & Property Damage

• Noise and Environment: As an eco-resort nestled in nature, we enforce a strict quiet-time policy from 10:00 PM to 7:00 AM to preserve the peace for all guests and local wildlife.

• Damage to Property: Guests are financially responsible for any damage caused to the accommodation, flora, fauna, or resort property during their stay. This includes excessive cleaning fees if the villa/treehouse is left in an unacceptable state.

• Smoking: All indoor areas, treehouses, villas, and designated common areas are strictly non-smoking. Standard cleaning and deodorizing fees apply for violations.

5. Liability

• Kondalilla Eco Resort (Montville Treehouses Pty Ltd) takes all reasonable precautions to ensure a safe environment. However, to the extent permitted by law, we accept no liability for any personal injury, loss, or damage to guest property (including vehicles parked on-site) during your stay.

• We strongly recommend that guests obtain comprehensive travel insurance to cover unexpected cancellations, medical emergencies, or loss of personal belongings.
